Simple Kitchen Upgrades That Will Increase Your Rental’s Price

A kitchen is a great place to gather, to enjoy some stress-relief or to simply meal prep for the week. Whatever the haven in your rental, a kitchen is something that will be universally used and is therefore essential.

When most individuals are looking at rentals, they will pay close attention to the kitchen, whether or not it’s updated and, for many, this can be a deal-breaking decision. So to get ahead of this issue before it becomes one, you should ensure that your kitchen is entirely updated in your rental.

In order to accomplish this, below are six ways to upgrade your kitchen so it’s up to date and ready to rent out!

1. Backsplash

Not all kitchens have a backsplash, but all kitchens should have a backsplash. At least, it’ll increase the perceived value of the kitchen, especially if it’s done right. A backsplash can add color to a kitchen, or properly accentuate your appliances.

These are becoming more and more common as time passes, as trends change for homeowners. So get ahead of the curve and the trends and decorate your kitchen so that renters are immediately drawn in.

2. Updated Appliances

Keeping your appliances up to date is super important for potential renters. While this isn’t always a dealbreaker, it can be for certain people. Outdated appliances can typically mean renters will have issues with them, whether that be broken appliances or simply not liking the aesthetic of them.

In order to combat this, make sure that you have updated appliances. While you don’t need the most up to date appliances, you do need to have somewhat updated appliances so a renter feels immediately at home and as if you are taking their needs to heart.

3. Updated Counters

Countertops are the main visual component in the kitchen. For this reason, having nice countertops will always do more to sell your place than outdated, unattractive counters do. That all being said, you should note that replacing countertops is rather expensive, so many renters opt not to do this.

Still, should you choose to update your countertops, you should choose neutral colors and ensure your cabinets, appliances and floor match as well. You can go expensive and look at marble, or you can opt for a less expensive option and update your counters so that they simply have a better, more trendy appearance.

4. Painted Cabinets

This sounds a bit easier said than done, but you should note that painted cabinets can completely change the aesthetic of your kitchen. When your cabinets are painted, you have an opportunity to bring all of the elements of your kitchen together nicely in a cohesive design.

For most, the first step to accomplish this task is to sand down the cabinets and strip them of the paint or stain that is already on them, which is not easy to do. In fact, it’s very time-consuming. However, from here you can choose the color you want and paint them to ensure everything looks the way you want it, without having to replace all of the cabinets entirely.

5. New Kitchen Hardware

Once your cabinets are painted, you should also look into new kitchen hardware. This is to say that you should take a look at handles for your cabinets that match the overall look that you are going for.

There are countless options out there, from rustic looks to more modern ones, and really there’s an option for any aesthetic you’re going for. Just the addition of hardware to your kitchen can completely change the look, which can speak to a potential renter.

6. New Flooring

Last, but not least, you can always update the flooring in your kitchen. For many, this is a last resort, as it’s time-consuming and costly, and, in extreme cases, can lead to additional, negative implications for your kitchen (such as having to replace additional kitchen furnishings as a result).

Still, if you’re able to, updated flooring sells very well in a kitchen, as it completely changes the look and really ties all of the pieces of the kitchen together. When flooring doesn’t match the rest of the kitchen, it can be a deterrent for potential renters. So, if you have the financial means to do so, it’s definitely something worth investing in.

Upgrading your kitchen is not an easy feat, but it’s one that’s going to pay off in the long run. When it comes down to it, renters are looking for high-end kitchens, as this is the one room they will undoubtedly use, every day.

When you consider the amount of time spent in the kitchen, you quickly realize how important it is to keep it updated and ensure that your potential renters don’t count it out simply based on a lack of upgrades.
